Ask two builders inside Lyric at RidgeGate what the monthly homeowners association fee runs, and you can get two different answers from the same development. Thrive Home Builders' listing for its homes there states there are no homeowner association fees. A few streets over, Shea Homes' Autograph collection, also part of Lyric at RidgeGate, lists a $240 monthly HOA fee. Same master plan. Same marketing name. Different bill.
That is not a builder error. It is what happens when a single community name sits on top of a financing structure that was never built to be uniform in the first place. RidgeGate marked 25 years of expansion this summer, and the infrastructure that finally let growth jump east across I-25 this year is the same infrastructure that makes "RidgeGate" a much less specific address than it sounds.
Why RidgeGate was never one development
RidgeGate is a roughly 3,500-acre planned district, split by I-25 into a west side that is largely built out and an east side that is only now getting its roads, utilities, and drainage in place. The engineering firm Merrick has served as district engineer for the Rampart Range Metropolitan Districts 1 through 9, the entities formed specifically to construct RidgeGate's major roads, utilities, and drainage systems. Nine separate districts, each carrying its own debt, its own mill levy, and its own repayment timeline, all doing business under one master-plan name.
That structure is not unusual for Colorado. Metropolitan districts are the standard tool for financing infrastructure in large new developments, and the cost gets repaid over decades through property assessments layered on top of the county mill levy. What is unusual is how long RidgeGate has been building, and how uneven that means the nine districts now are.
The 25-year wait ends on the east side
For years, RidgeGate's roughly 2,000 acres east of I-25 sat mostly undeveloped because the roads and utilities to support large-scale building were not there yet. That changed this year. Lone Tree's economic development director, Jeff Holwell, told Axios that "the ingredients needed for it to start are in place," and the projects now underway back that up: a 123,000-square-foot King Soopers Marketplace that Holwell said in June 2026 is on track to open in 2027, a new Lone Tree Justice Center and police headquarters, an 80-acre High Note Regional Park with sports fields and a water feature, and an elementary school scheduled to open for the 2027-28 school year. The Onyx apartment complex on RidgeGate Parkway is nearing completion, and a senior living project recently finished.
Residential growth is following the same pattern. Lyric at RidgeGate, the master-planned community anchoring the east side, calls for 1,900 homes at full build-out. As of this summer, just over 100 had been completed. Highlands Ranch developer Shea Homes has a separate 700-acre community underway nearby, and the site has drawn Greenwood Village-based Infinity Properties, Lokal Homes, and LoDo-based Thrive Home Builders to build models there as well. The corridor's value was even enough to draw a look from the Denver Broncos, who explored RidgeGate during the team's stadium search in 2025 before deciding to stay in Denver. Transit is catching up too: after the R Line stopped serving RidgeGate Parkway Station years ago on low ridership, RTD temporarily restored service there in June 2026 while the H Line is out for construction in downtown Denver.
Here is what that acceleration means in practical terms. RidgeGate's west side, roughly 1,500 acres anchored by HCA HealthONE Sky Ridge, Charles Schwab's campus, and Kiewit, is close to fully developed. Its metro districts have been collecting assessments and paying down infrastructure debt for close to two decades. The east side's districts are just beginning that clock.
| West of I-25 (established) | East of I-25 (active buildout) | |
|---|---|---|
| Approximate acreage | 1,500 acres | 2,000 acres |
| Anchors | Sky Ridge Medical Center, Charles Schwab, Kiewit, Lone Tree Arts Center | Lyric at RidgeGate, King Soopers Marketplace, High Note Regional Park |
| Homes | Established neighborhoods under the West Village master association | About 100 of 1,900 planned Lyric homes complete as of mid-2026 |
| District debt stage | Further along in repayment | New bonds financing roads and utilities now under construction |
Not all nine districts are even in the same place
That table understates how uneven things can get within a single side of the development. Douglas County's own public transparency notice for Rampart Range Metropolitan District No. 9, filed under section 32-1-809 of the Colorado Revised Statutes, shows the district collected $0.00 in total ad valorem tax revenue in 2025, because it only returned to active status on October 23, 2025. A district that was dormant for years and just came back online is going to look very different on paper, at least for a year or two, than a district that has been steadily levying and repaying debt since the early 2000s.
That is the number that should reframe how a buyer reads a RidgeGate listing. A home's carrying costs are not a function of the neighborhood's reputation or its distance from Park Meadows. They are a function of which of the nine districts that specific parcel sits in, how far along that district is in its repayment schedule, and whether the builder chose to add its own HOA on top.
What this means when you are comparing two listings
If you are looking at two homes, both described as being in RidgeGate or in Lyric at RidgeGate, do not assume the fee structures match because the marketing name does. The metro district assessment attached to a parcel is disclosed through documentation separate from the standard HOA resale packet, and it needs to be requested specifically rather than assumed to be bundled with the HOA file. That request should happen early, since it is the only way to see which district a given address falls in and where that district sits in its own funding timeline.
It is also worth remembering that this entire financing structure only applies to land inside the RidgeGate annexation. Lone Tree neighborhoods that predate the 2000 annexation sit outside the Rampart Range Metropolitan District system entirely, since those districts exist specifically to fund RidgeGate's own roads, utilities, and drainage. An older Lone Tree home and a new one in Lyric at RidgeGate are not just different ages. They are financed under entirely different systems.
None of this makes RidgeGate a bad place to buy. It makes it a place where the address on the listing tells you less than you think, and where the district behind that address tells you almost everything about the long-term math. That is exactly the kind of detail that gets missed when a decision is made off a portal search and a median price, and exactly the kind of detail that matters most to a buyer thinking in years rather than months.
Frequently asked questions
Does every home in Lyric at RidgeGate belong to the same metro district? Not necessarily. RidgeGate's infrastructure is financed through nine separate Rampart Range Metropolitan Districts, and a single named community can span more than one of them. The builder and the marketing name do not tell you which district a specific lot falls in.
How do I find out which district a specific address sits in? The metro district disclosure documentation for a parcel is separate from the HOA resale packet and needs to be requested on its own. Douglas County also publishes annual transparency notices for each active district, which show current mill levy and board information.
Do metro district mill levies ever go down? They can, as debt gets repaid over the district's term. That is part of why an older, more established district and one that recently returned to active status can carry very different assessments even within the same overall development.
Real estate decisions in a corridor changing this fast deserve more than a glance at a listing sheet.
